The #1 Myth

"I don't need flood insurance because I don't live in a flood zone." Fact: 25% of all flood claims come from low-risk areas. Heavy rain and poor drainage can flood any home.

Private Market vs. FEMA

We work with private carriers that often offer better coverage and lower rates than the government's NFIP program. Some private policies have waiting periods as short as 7 days (vs 30 days for FEMA).

Flood Insurance FAQs

The National Flood Insurance Program (NFIP) typically requires a 30-day wait before coverage goes into effect. However, this is waived if you are buying a home and it's required for your loan. Private carriers often have shorter waiting periods (7-14 days).

No. "Sewer Backup" is water coming UP from the drains. That is covered by your Homeowners policy (if endorsed). "Flood" is water coming IN from the outside (rising water). You need Flood insurance for rising water.

If your home is in a high-risk flood zone (Zone A or AE) and you have a mortgage, your lender will mandate it. If you are in a low-risk zone (Zone X), it is optional but highly recommended.
